We are moving our main LLC filings to a more real estate focused firm after some mistakes have been found. Even if the mistakes are small it begs the the question of what opportunities are missed.

If you have a small portfolio or not a lot of moving parts they PCS probably makes sense. If you're growing, you will grow out of them.

Sorry everyone, I haven't been on BP much lately. It's gone pretty well overall. They outsource the accounting services to Tax Sentry. I've paid larger firms focused on real estate and while I did feel they provided better overall service, I paid exponentially higher for it. I work in Finance and have read many real estate accounting books so I'm pretty well versed myself. Between my partner and I, we have 4 entities and we each pay ~$65/mo which has included year end tax planning and filing for all entities and personal returns. Most firms would charge $1,000/entity just for filings. We have since handed off some bookkeeping to Tax Sentry. I'd recommend them from my experience.

Does anyone know where I can get rental rates by zipcode or city? I was able to pull some major cities from Zillow, but would love to pull all cities with 50k+ population.

@Stetson Miller thank you for the info! Yeah, the Zillow contacts is just another data point that's helped me gauge demand relative to the type of housing in certain markets.

I appreciate your offer to show me some properties. I am working with an agent now. They're pretty green, but family, and I figured (maybe foolishly) that I have enough general knowledge that I shouldn't get into a bad deal. We should connect when I get down to the area. I'd love to check out any local meetups.

@Carl Hebert Congrats! What are you getting for rent for the other side? I'm considering house hacking a duplex on the canal as well but its freshwater and the gators/snakes have me questioning that. Have you experienced any of that?

I house hacked my first rental about 8 years ago. I'm now invested in commercial property but looking to relocate to Cape Coral and looking at potentially househacking again. I usually can get a good idea of demand based on how many "inquiries" rentals have on Zillow but that doesn't seem to apply in Cape. Would love to get your perspective on rents and demand.

Hi All

I'm looking for a low to no down payment option for a house hack in Florida. I've explored the FHA option and have used it before but I'm hoping to avoid PMI if possible ( would be around $250/month). I do have cash, great credit and some rental property. I've done this with my current house, 100% financed, no PMI etc, but it is a single family and the lender doesn't provide the same type of mortgage for multi-family. Any recommendations? I'm looking to put 5% or less down.

Hi everyone, I'm looking to move to Florida in the near future and am in search for a lender for FHA (low to no down payment) financing on a duplex. I do have capital, however that's tied up in pending commercial deals right now. I appreciate any reccomendations!
