How would you go about getting this property. It is a 13.5 mil apartment complex . It has 148 units with 97% occupancy rate. It is s B grade complex . Great location near elementary school and park. How would I get the 20 percent Down payment? Anybody looking to partner ?

Is there any way to be able to do a whole sale deal out of state ? Found a place in a different state that had a ARV OF 112000 and the seller is willing to sell his property for 55,000 I feel like this is a good deal and I should be able to whole sale this but it’s a little to far for me to even know what to do .
