I have 2 three bedroom duplexes in Puyallup. One unit has been renting for just under $1800 for almost 2 years. I imagine the market rent is a little higher now. 

I just purchased another duplex nearby. I can vouch that the market is crazy right now. Almost impossible to avoid a bidding war with another buyer. I'm sure low interest rates are driving this. As a side note, our governor has extended our eviction moratorium until Oct 15. But generally this has been a great place to invest.

I have 2 duplexes in Puyallup and have always had a great pool of renters and have been able to fill vacancies immediately in the last 5 years (didn't own any prior to that). Not sure if this would qualify as a direct comparison of a townhome though.

Puyallup is a great nearby location (my first choice). I lived there for 30 years.

I tried to get a quote from Geico and was told that they don't offer landlord insurance in Washington State. Maybe owner occupied is different.

@Aaron Nelson Do you know what insurance company your client is using? Or possibly have a suggestion of your own? My rates for both duplexes went up approx. 25% this year and I'm looking for an alternative. Thanks!

I have 2 duplexes in South Hill. In the four years that I've owned them, there has been a large response every time I have had a vacancy. I lived in the area for over 30 years and know it very well. It has always been a desirable area.

Just bought a set from L&D Kitchens (Puyallup Ave in Tacoma). Good quality, great price. They also have granite and quartz.

@Brett Lee I would imagine utility bills etc would help. You won't need to prove it until they ask! ;)

I did both Zillow and craigslist. I got probably 75% of my hits through Zillow, which also posts to Trulia and HotPads
