@Christopher Tinsley, I'm at Shaw as well and I've been here for 3 years. The lost of the nuclear plant was bad and it did effect certain areas but not many. This area has a lot to offer. We have people from various cities in South Carolina traveling to and from Sumter to Shaw Air Force Base. I'm in Columbia and it takes me about an hour to commute to work. I know people who commute from Camden and they love the area. I also know people who commute from Charleston and Florence. I know of a realtor who will be helpful. I have rentals in/around the Columbia area as well. Please keep us informed of how this goes.

@George Harris If you want something below 75k, than the Columbia market is the place for you. You will have no problem of finding something at that price.

The market in Columbia, SC is not bad as well. Maybe you can visit the Columbia area when you visit SC. What's your price range and target audience?  @George Harris

How do you know about the 5k first time buyer grant? Where can I find more info about that?

@Will Gaston, I attended a landlord forum last night hosted by the Columbia Housing Authority. A lawyer was there who specializes in landlord/tenant law. Check out thebrownlawofficellc.com for legal assistance.

@Will Gaston, what part of Columbia is the property in? Please inform us of your court date b/c I may attend if possible. I'm curious to see how this process goes.

@Will Gaston What part of Columbia are they in? Have you visited the county website and research the address? If you are willing to pay that much for MHs, how about you get a house at a cheaper price.

Do you realize that the county now has an ordinance in which you can only have one mobile home per lot? Therefore, I doubt you will be able to replace a mobile home if you have more than one on a lot.

@Mike Warder, what county is your investment property in?  

@Russell Brazil, why does the tax rates sound crazy? Is that too high or low of what you're use to?
