@RJ Emmett @Cody L.Thank you for this post; the whole forum was really helpful while I was searching for more information to understand the GRM.

From what I've read you can also benefit from a higher GRM if you get into the property at an initially low GRM. I believe that the writer uses the GRM to estimate the new value as he force appreciates his properties. For example, he multiplied his annual rents by the market GRM to calculate his new value. Do you know anything about this? Thanks again!

@Brian Garrett The importance about the relationships makes a lot of sense, especially as that is often suggested on the site. Thank you for that advice and for sharing your experience!

 We are definitely interested in multi-family units as well, hoping for 2-4 units. We have discussed living in one in order to really drop our costs of living and free up more capital. 

Have you had successful interactions with property management teams so far?

@Tom Ott We likely will be looking to be passive, at least initially, while we are full-time employed. However, I know a lot of people are full-time employed and are hands-on, so it isn't impossible. Some hesitation/pause may come from the apprehension about property management trust. I have read quite a few posts about really terrible experiences with property management, and definitely do not want to find ourselves in that position. Any thoughts or suggestions?

@Patrick Anderson Not all California is necessarily off limits. I think the biggest challenge when thinking about investing in CA is how, even in cheaper areas, to afford the down payment costs that CA prices demand as opposed to another state. 

Thank you for sharing your current struggles--it helps to know that may be what we face if we decide to invest out of state. Sometimes just having the expectation of a challenge helps!

@Jim Blackburn Thank you so much for your feedback! That is great advice, and would definitely allow us to enjoy our responsibilities! :) 

Do retirees usually end up renting? It makes sense if so--I had not thought of that population before. Do you know if Colorado is becoming pricey/saturated? I have heard/read a lot of people saying that they invest in Colorado; however, I have not looked extensively into the market there.
