What are some of the methods or tips that everyone has on managing small town networking (aka gossiping). Have had a tremendous amount of luck with Facebook by becoming members of the communities Facebook page(s). I have consistently been able to look for references and recommendations for services during renovation of my property as well as gain exposure and interest in our property. Curious about what other investors are doing.

This one was not something we intended to purchase for renting, but it has given us both more equity in the home and allowed us to ride out the market these past 5 years or so while the market in our area recovered dramatically.

Also it has opened up the idea that we can actually move forward as real estate investors. We are planning our next purchase now and hope to have 1 or two more properties by the end of this year.

Investment Info:

Single-family residence buy & hold investment in Margate.

Purchase price: $352,000
Cash invested: $80,000

Originally purchased as my families primary residence, bought near the height of the house bubble in South FL. We placed it for sale in 2006 and instantly had a family request to rent the property and they have been renting it for the past 5 years to the same family.
