The quick answer is there is no specific number. It's based on the relationships you've built and the types of buyers you have on your buyer list. There are always deals to be had during any market cycle, but it's up to you to find the buyers with dry powder and a strategy that fits the properties you're putting under contract. 

In short, deals can be found anywhere and the buyers with a strong strategy will always buy during downturns.

This is most likely a crowd funding platform. Most of these platforms are not scams, however you're returns are going to be brutal compared to if you had invested in a deal yourself or a trusted partner. I would strongly recommend you first look for mentors/partners in your local area to get into commercial investing before throwing your money at the wind and hoping it sticks. 

There are 4 general steps to investing: education, acquisition, operation, disposition. 

If you don't feel confident in your knowledge base before investing in something, then I strongly suggest learning more about that platform OR real estate investing first before allocating your dollars to investments.

I’m new to REI and thinking of becoming an agent or getting my license I read you said you did that and it helped, why did it help and do you think it’s beneficial for me to get it. I also have a full time job as ridiculous as this sounds do you think I would be able to sell real estate part time. 

 It totally depends on what you’re trying to accomplish, but I know that I’ve worked relatively part time as a residential agent since I got my license. I have found that having a license helped me get into conversations and meetings I normally would not have been a part of simply because I now had some credibility and ‘know how’. I also think having a license gets you repetitions with the transaction process, which can be incredibly valuable. Most people we know don’t know that process and you become a trusted advisor for those around you. It’s the unknown that keeps us from moving forward, and just having that simple knowledge puts you in a stronger position to move forward compared to your peers.

Regarding if you can have enough time to be successful as an agent…I have a wife, 2 kids, a full time job in RE development and got 2 degrees in the last 3 years while selling real estate on the side. it’s all about creating systems! If I can do it, trust me when I say ANYONE can! Lol

I think it would be worth your time to look for successful wholesaler groups in your area first and ask to work for them. Learning a strong system that is successful has it's benefits! Also, you could get your real estate license and jump in looking for deals. That's what I did, and it's led me into the commercial space.

I would say that most of these lead providers are with 5-10% the same of each other. It really depends on what you are needing from them. I use RedX heavily and found that it separates the leads into a la carte lead types that I can use easily. I also like that up to 3 phone numbers are provided, and state whether they are on the DNC list. Very helpful. Feel free to message me directly if you need more help. Thx!
