Hi Sunil, 

Based on these replies, are you getting an itchy trigger finger, to buy another one?

I have an off-market 1yr old home in a master planned community offered 20% below market ($230k) right now that would make an excellent rental(STR, corporate or long term). You can purchase with $55k of equity from the start. 0-repairs needed and has a 10yr warranty on everything. Tracetexas.com is the community.

It is located along interstate 35 just 7 miles north on the south end of San Marcos, but outside the city limits in Hays county. The entire corridor between Austin & San Antonio growing rapidly. 

Sorry, not spamming your post and this isn't a solicitation but rather to notify you of a solid investment that is approx. in your target area, 1/2 way between ATX & SA. Just putting it out there :)

My experience is in SF and small MF. 

Now, with a corner residential lot under contract in a mixed-use corridor zone in Austin, Tx, I seek guidance on where best to source my buyers for this smaller 7500+sqft lot which is zoned to accommodate up to 7 condo units, mixed-use, commercial, retail, restaurant, professional offices and even affordable housing.

Is it best I get in front of commercial brokers who may have developer clients? I've had limited success finding specific groups on social media to solicit this killer deal in one of Austin's TOD-Transit Oriented Development zones.  I've googled and reached-out to some developers with general specifics of this this property and have had a dismal response rate thus far.. 

All that to say... where do they hang-out online?  Is there a BP-like site for developers? Or, since I don't come to BP enough, as I should...are they right here under my nose?

@Steve Rick ya the Robinson Ranch will be the next large Woodlands- type community before we know it.  Its my friends family that owns it.  That ranch is our outdoor paradise in the middle of the city.  Will be sad to see it all developed one day. Headed out there for several days...gonna raise a toast on the Apple section.  The ranch is riddled with a cave system like they've discovered in the Round Rock subdivision (which used to be part of the ranch)  Curious how developers deal with that..  Anyhow, bittersweet.
