Thanks Ann! No wonder his current materials include panels of lawyers talking through the do's and don'ts! He figured it out after the fact. He was advertising and not disclosing his company's actual financial condition. And using the safe and guarranteed words, big no-nos. I'll besure to quote my company's profit/loss numbers in my disclosure. I'm running a loss too. More cash going into rehabbing than rent comes out, of course it's running a loss as long as I'm buying and rehabbing

Tnx for this link. It doesn't change my mind about the value of looking for private lenders. But gives a clear picture of what not to do, which is exactly what he's saying not to do today.

I have a basic word press site that I have not put time into improving to follow standard real estate investor style and layout.

I'm looking for referals for word press website developers who can give this site the standard word press realestate investor / buyer / seller / rents / private funds look, background color, top and left navigation etc

I'm looking for a modest price to update and give me a punch list on how / what to do to finish details myself (if this makes sense or needed).

Any URLs/ books that I can read on how to hook my site's buyer/seller etc squeeze pages into facebook, ebay classifieds etc?
