Just got done looking at 3 investment properties still have the rush but no houses left to look at today. Just want to talk some more  real estate or maybe a Joint Venture lets see what happens.

Thanks @Lucas Housos for your response. So you think personal loan with all 3 on the loan would be the best route. What about private money lender or hard money loan with a personal loan ? Just curious to why the personal loan would be best option. Is it due to intrest associated with the other loans?

My two business partners and I are fairly new and have been networking, making offers, and pounding the pavement we have built up a decent buyers list. Through networking we have been approached by a friend of the family about looking for a home for her she is pre approved for a FHA loan.

So we are considering finding a fixer upper home for her and get funding for the home and repairs. Doing the rehab ourselves. What would be the best source of funding for this type of flip?

Hello BP thanks so far for the wealth of information. My question is does anyone know of a investor friendly title company? In the Tampa and surronding areas? Im not sure if Im opening a can of worms here but is double closing in Florida legal?

A)seller to B)me the investor and from B)me investor to C) End buyer.

Thanks Steve The house was listed 244000 we agreed on 215k he had VA loan and owned the house for 6years so he had some equity in the home. My partner and I we're going to place the home under contract for 35 days and bring the home to some cash investors for the sale. Doing a double closing and taking our cut.

I have invested in pre-foreclosures as well.  In my experience those are value plays, but require quite a bit of money to catch up the arrears and lots of title research experience.  Not saying you shouldn't do it, just something to be aware of.  Thanks for sharing!

Well my partner and I have made good progress our first two weeks. We have turned to BP for many things podcast, calculators, and forums all of which have been really helpful. So we were not able to get the home owner to accept the contract he backed out on the day of the signing. His reason he at that moment decided he wanted more of money in hand deal. Which lead me to my point I think he wasn't motivated enough so we are no looking at pre foclusures people with equity and 60 days or so in default. Just wanted to share our journey and any advice is welcome.

Hello my partner and I have been presented with a seller who wants 215k for a home that has a zestimate of 349k and the tax ***. was at 218k in 2014. The market is good there the home is in need of less than 20k in repairs to be very attractive and comparable to homes that have sold and are for sale at 315k-340k in the neighborhood. So deal or no deal?

Is a Realtor OK to use if a secure a contract on home for sale by owner?
