That is awesome Brian, thanks for all the good information! I love that reached out to a builder to get new construction quoted. That's a great idea that I can imagine many young investors are intimidated by. I now know who to reach out to if I come up with any Houston house-hacking questions.

Unfortunately it may be very difficult to find a duplex in this area at your $200k price point - I certainly didn't see anything I would consider livable in the area I've described at that price but then again there's LOTS of properties here.

I am also a ME and house hack a duplex in the area. The way I made the numbers work is something you might consider a "lopsided" house hack where my space is a very modest 1 bed apartment/mother-in-law while the rental portion of the house is a 3/2.

Happy to provide more insight if you have specific questions. Welcome to Texas!

Looks like we're filling this thread up with ME's, as I'm looking for the same type of opportunity you're discussing Brian. I'm currently living in an apartment inside the loop and was looking for duplexes to house hack, but quickly realized it's hard to find anything worthwhile in the areas young professionals want to live. I've been running numbers on a combination of Airbnb and potential long term rentals on a house with a garage apartment.

If you don't mind me asking, where is your house hack located?

I love the detailed write-up's and pictures for each property as it paints the entire picture on how the flip is going. You mentioned a few of the properties were in the same neighborhood; are you primarily sticking to one area or going wherever the deals find you? I'm in the Houston market and have been studying the neighborhoods, while trying to find a good place to get started.

Mike

Kids can definitely make traveling more difficult, but the experiences you have with them are another fantastic part of life. My wife and I both came from families that didn't travel very much, so we've made it a goal to get as much adventuring in as possible before settling down with kids. Happy New Year to you as well!

Professionally, I have a mechanical engineering degree and work in the commercial HVAC construction industry in Houston. Throughout high school and college I worked on commercial construction projects, which has made me comfortable in the contracting world.

I grew up in a small town outside of College Station, which taught me how to fix most things I get my hands on. No one in my family has ever invested in real estate, but it's been something that has piqued my interest since college and I have searched Zillow and HAR daily for the past 2 years to try to learn the Houston market. Only recently has my wife introduced me to the BP podcast, which has been the catalyst to turn an interest in real estate into actual plans to make something happen.

The ultimate goal is to build passive income through rental properties to open up the ability to travel. Our goal for our first property is to find a multi-family property to house hack and live-in-flip in Houston.

Welcome to the site Cullen. House hacking a multi family property is a solid way to get into the game. I'd imagine it'd work especially we for a dude who likes to travel. With the tenants there at least you're never leaving the property you live in completely vacant.

That's a great benefit that hadn't even crossed my mind yet. Thanks for the input.
