Thanks for the response Kerry. Do you put in anything for purchase price, etc? The reports I end up with show really high expense ratio. 

Am I just overestimating some of the expense percentages? 

We are in the process of buying a new home and want to convert our current one into a rental property. The BP Rental Property Calculator is a great resource when figuring out whether to purchase a potential property or not.

What is the best way to use the Rental Calculator on a property that you already own and have been living in for some time?

Any tips would be appreciated. Thanks everyone.

I am a full-time User Experience/Interface Designer. I've always been interested in real estate and my aim is to start investing in 2016.

My goal is to build a diverse portfolio including residential and commercial properties that generates $1 million in income per annum (based on the Millionaire Real Estate Investor).
