Anybody have success wholesaling properties from pre-foreclosure list in their city?

@ Jackie Lange, in your first example, u mention you got $12000 and get the difference in payments from the wrap, what did the seller get? And did you have to put the house in a trust to avoid the due on sale clause or since the contract was assignable, you did not have to worry about the due on sale clause?

@ Jackie Lange, could you explain the three kind of offers your daughter made to the seller in the example above? By the way the examples are great information.

@ Nghi Le, I hear  people say they make multiple offers to a seller, what does that mean? Could you give me a example?

I wanted to get some advice about seller financing. I wanted to purchase a property say for about $70K with 20% down and then turn around do a seller finance for $80K to a buyer and repeat the process. I'm doing this so I can purchase multiple properties without being a landlord and get the cash flow every month. Do you think this Is this a good idea?

@Wendell looks like most of the deals that you do are HUD homes, do you find making offers on HUD homes easier to do to vs other leads?

I'm talking about if I don't have the money to buy it. are there any creative ways I can buy the property if I don't have the money to do so?

I'm a new wholesaler and I wanted to know how would I go about keepeing a property for myself instead of wholesaling it to another investor?

can anyone tell me how buying real estate notes works and what are the risk involve?

I like what you are doing. I think I will try this as well
