@J Scott Thank you for creating this thread, and a big thank you for sharing all of the forms that you are encountering along the way. Is this the first thread like this where it is a complete walk through of the process or are there more threads like this on the site that goes into detail about what to expect and how to tackle any issues that might come up?

I am going to scan through the forums but figured I would ask if people already had links available.

@Sharad M. Ty for the follow up, Is this standard where you can buy "pacakged" properties, and were they listed as such or was this something you disccused with the seller (assuming bank) and negotiated?

@Sharad M. How did you come accross this property? I saw some one else ask but don't think I saw a reply. Also curious if you are going to show some general numbers, I see you listed out the ARV but I am curious about some of the numbers such as listed price, what you actually paid for it (if you dont mind disclosing), what kind of budget you gave yourself for rehab, time line and any other numbers you might be willing to share.

@Will Barnard Wow... I just made it through this entire thread.

Good luck is all I can say, I know this is a one off of a one off of a one off situation so won’t let it get in my head to much. In hindsight is there anything that could have been done differently that you would give as advice for someone looking at any future property. I know in your initial numbers break down you budgeted for the worse case scenario, (obviously this worst case did not exist before this experience) so is there even an answer as to how to protect yourself from something like this happening?

This has been a good read, of a very terrible experience.
