Property is for sale as is abutting 250 main street combined .61 Acres of b2 space with 171 foot frontage. Both units have had some Rehab work done and have residential units rented month to month and on a year lease. Notice need to show. 700 Sq ft detached garage rented to others at $75/month. 244 Main street is located on the corner of main street and sterling place to provide easy access. The office space is rented at $950/month, with an amazing tenant. Property is located less than ,4 miles from Manchester hospital along with being close to busline and shopping. ok so I must say I went through the 40k flip program, now I have done a few flips but I am always trying to learn something new. The information was put together very well and would answer a lot of questions for the new to novice investor. You also get access to freedom lending which I haven't used yet because I have private funds that I work with, but the process is fairly easy. I have spike with them about the process. Hope that helps.

Ok so I gave it a try...but currently I have been having better luck I guess you could say with buying hud homes. Save the 1K and use it to flip a hud home...I feel with the amount of work that has to go into the power flipper program you could make the same or possible more doing all the work for your self. Also after a little research I found other places for POF letters and money to fund deals. If you want to know more shoot me a call or email and I will fill you in on what I am doing. Not sure if that help...but on the other hand if you have never invested before the course does have good information if your not the kind of person who wants to search for the information. The way I look at it is this....you can put in the time find a mentor and research...or buy a program ie your education and run with it...just dont get stuck buying a bunch of different programs.

So I have gone through just about 90% of the training videos, and some of the information is good I think especially if you are just starting out..the process for submitting a deal for the 10k finders fee is pretty straight forward....the basic fomula for submitting deals is ARV x .65-repairs=max offer price for homes over 200k no big surprise there and for property under 200k ARV it's ARV × .85 - repairs - 40k profit = max buy price...the biggest pain is 5 comps with in 1 mile from subject property, then input all the information, would be nice if you could just upload a Market analysis because I don't think he takes into consideration adjustments....will be sending out some offers to get under contract to be able to submit....more to come

Ok so after much review and Google searching, I have decided to purchase and document my journey with his program. This will be the fist so called guru program I have spent any real money on. I have done some short sale, subject 2 , & wholesale deals in the past; I am also a licensed Realtor in my area. (Just a little background on me) I understand that most of this information is found here on BP, and I am sure most of the information will be basic information. However I would like to see if I do follow his program and submit deals, will I get paid the 10k finders fee....so far I have spent a few hrs online going through the material. Over all fairly good information. The only thing I dislike but don't see it being a huge issue is that comps must be with In a mile..I will continue to update over the next few weeks.

I looked at the flipster, have everythingin one place. However after the buck it costs 97 or 170 a month not sure on the 2nd amount, because I canceled right away. He took most of this other coursesand put them all under one roof and re sold them as the flipster. If you need POF search Google you can get transactional funding to help with your wholesale REO and short sales. Not sure if that helps at all.

it's a good basic wholesale course or information..not sure if it's worth the 97 bucks but you do have a 30 day refund period, so I decided to check it out. If you have never wholesaled a deal it might be good he does go over how to fill out contracts, which could be helpful, also I'm not sure about the deal finder, I think I can do a better job on my own. Hope that helps.

yeah if its a good deal I would get any and all under contract and have a few  different exit strategies.

Just wanted to see if anyone has had any issues with the new law that went into affect on 3OCT15. It seems that the good old government has made things a little more difficult. Just wanted to put my feelers out there, because I have a deal in the works and just trying to prepare my buyers. Thanks
