All of our contractors sign our contracts. In our contracts there is a performance clause that states if they go past the promissed completion date, then the amout they get paid is less by "X" dollars per day that they are late. That works pretty well.

I would actually really preffer to avoid whatever it is that they are smoking!

I agree with Will. Both have valid points & good arguments for their views. I also believe that the first things that should be focused on are mission statement, objectives, patform, strategy & things of that nature. The name can be concidered while other progresses are being made. As long as propgress is being made, the idea & formation wont grow stagnant & fall by the wayside.

Most of the books, videos & other materials out there teach alot of the same things. For the most part, they pretty much all have good info. My advise would be to utilize as much material as you can get your hands on because you will inevitably get something from all of them.

But I have to be honest my favorite book was the book of paperwork I signed for my first flip!

Will, I couldn't agree more. Also, ultimately an investor will get to a point where they have more deals than they can handle. Wholesaleing the overflow is way better than being inconsistant with your sources. That will lead to losing a viable source for inventory. The extra cash is great as well.

I'm all about it Will! Count me in! I think we should start looking in to Lawyers & politicians (on the local level at first). This can get the stage set to expand to a larger scale. If we get groups together in multiple areas & start getting laws changes/ enforced, then we have more forward momentum & support when it comes to larger scale actions.
This can all come together & happen fairly quickly if we band together. I have been thinking of & planning on doing something of this nature for a while. In fact if I remember correctly, I think we have talked about this in the past.
United we stand & Divide & conquer are greatly affective combat strategies.
Ultimately we are talking about combating the injustices that we endure on a daily basis.
Give me a call if you want to talk & bounce ideas off each other. Maybe come up with a plan of attack or start a list of contacts that would be adventageous to us.

Why would you ussume that a person would not be in business very long by doing it the way I described? It worked great for me & I am still alive & well in this industry. I do agree that wholesaleing is a great way to get started & from there you can venture out into other avenues. I just think that wholesalers need to bring real deals to the table (which you touched on as well). So what am I missing in you annalogy?

There you are! lol. I added me D.D. to show where I got my numbers & I noticed that investors liked it so I just implemented it from then on.

@ Michael:
Have you sent deals to these "investors"
If you have, then I would look into you D.D. If your numbers are accurate, then I would question whether they are real or not. Unless the deals you sent them were not in their target areas.

Sounds like you're on the right track to me. As far as financing options for investment properties, you could look into hard money lenders or private money investors. There are several options. There are alot of posts here on BP regarding different funding options.
