@Justen Ashcraft: Hey there, neighbor! I've had a wonderful time learning about the Athens market during the past five years. It's actually very similar to my hometown of Winston Salem, NC....a very strange, yet balanced, blend of both college and lower-mid income rental potential. It seems to me to be the perfect place to start my buy and hold strategy. Right now, I'm doing A LOT of reading on the BP boards (I just ordered 2 books listed on an old post of Brandon Turner's) and I'm researching the best way to buy my first property. I'm pretty sure duplex's would be a good entry point, but I'm taking time and making sure that I buy correctly. I found a website and some BP posts about turnkey rental properties and now I'm conflicted! I really just want an excuse to break out my tools and design skills and line up streams of income at the same time, but don't tell anybody:) Any advice or lessons learned are appreciated.

Congratulations! Retiring by 55 is my big motivator so it's very inspiring to hear that it can happen....especially to a fellow 'Dawg'!

@Winston Riser; thanks for the info. However, my hubby and I are building a family home in Cumming GA with FHA. We're also keeping our current home in Athens which is also FHA so that's not an option for us. We were able to get a 2nd FHA because I work in Alpharetta (don't even ask about the 4 hour a day commute!) and our daughter is at UGA and will remain in our Athens house.
@Jack Turner: thanks so much! I've only lived in Athens since 2009 (I moved here from Winston Salem NC when my hubby proposed), but it seems to me that duplexes are the way to go here. Be on the lookout for a PM!

Hello All! I am a new member gearing up to start buying long term rentals. Right now, I'm researching what the best financing options and property types are for newbies. I'm thinking duplexes and am still investigating hard money. Feel free to share your thoughts. Also, I owned my own interior decorating company for 5 years and am a rehab junkie!
