I'm also curious what type of tenants willing to pay the ~$1400/mo but can't buy. I'm interested in investing Dallas or area mainly because if the price (here in SFBay it's you can get 2x, 2.5x of there rent but the properties 4x 5x more expensive - makes no sense), but wondering if those properties are really leasable there or not for good tenant for long term.

Brandon Turner's book (The Book on Rental Property Investing) says the same. I see you're in the area.My plan is to do my first purchase in 2017 (q3, q4), so I'm in the information collect phase right now.

Hi all! I'm also thinking of investing in rental property (<200k) at the Dallas area, it's more doable than here in SF Bay. I'm unfortunately not familiar in Dallas so not really know what's a good area for rental props. I see many if you mention Cedar Hill. On MLS sites I saw a few nice single family homes in my price range, but the schools are not really good there, most of them in 2-5 rating range. How difficult to find tenants in the area. Here in the SF Bay everybody goes crazy of the school grade, and looking for area with good schools. So how is that in TX, Dallas?
My other question: Is there any reliable source for a rental estimate in the Dallas area?
