The trick is to make sure that the tenant will cooperate and that the numbers for rent and your asking price align with what an investor would pay and makes sense to them for cash flow! When you find an experienced agent, they can make sure all of this happens. Best to find one that works with investors, Im sure if you look on here under "find an agent",you will find one that is attune to what investors search for and want in your area.

Hello all!!

So, my husband and I got our first property, fixed it up, and got a tenant in it. We now need to sell the house, but we want to make sure we are taking the right steps in doing so with a tenant in place. I have read up about it, and it seems like it might be a little tricky. The tenant is on a fixed term lease, section 8, and we have no lease termination due to sale clause in our lease. If there are any agents out there that have experience with this type of situation, please reach out to me. I will be contacting agents in the Birmingham area, as well.

@Michael Glist Thank you for your reply, Michael. I've been advised to look into credit unions, so that is on my to do list. I just have to do what you said and talk to more lenders.

@Justin Schreibeis Thank you, Justin for the info. I have looked into private lenders. I haven't heard of Groundfloor before, so I will definitely look into that. I will check with credit unions, as well. That seems to be a common suggestion.

@Tom Degroodt I'm a little late in replying, but that is great advice. Ive been known to get a little down and frustrated when things don't go as planned. I really appreciate your advice.

Hello to all out there! Hope everyone is having a good year so far!

So, I have been reading up on real estate investment... Rental Property Investing and Buy, Rehab, Rent, Refinance, Repeat are the two I have read so far.

My current situation is, I have a good credit score, I have the money for a down payment. When I applied to get pre-approved, I got denied because of insufficient credit history. I have one tradeline that's been open for 3 years, but have been told I need at least 3 open for at least one year.

Other than my credit history, I am ready to buy my first 2-4 multifamily property and start the BRRRR process. I have been looking around in Georgia and Alabama.

Are there lenders who lend to a borrower with a short credit history, or with 1 tradeline for 3 years? I have already opened up 2 more, but if that's all I am waiting for, I won't be able to purchase until the beginning of next year.

Any advice or suggestions are welcome.
