I am a seasoned Florida wholesaler. Have recently expanded to Arizona. Was told double closings are illegal in Arizona. My question is this

1. Can we create an LLC and then simply make our end buyer the owner of "said" LLC.

2. Does anyone know any good title companies in Arizona that are well versed with closings of my type?

The combination codes r handled by the preservation department. I wholesale through Hubzu. The process can vary. If u r inexperienced I would suggest an experienced person helping you out.

I have closed many houses through this site. The process varies between where u r closing. Premium title or your own title company. However, I am not a traditional buyer. I am a wholesaler and licensed realtor. What is your question?

For more than a year I have been wholesaling contracts through Hubzu. I know how to find the reserve using a simple math formula, I know how to hold out a contract for weeks or longer without placing escrow, I know how to make buyers and investors feel comfortable with buying a wholesale contract from Hubzu, I even know how to get credits for thousands of dollars from hubzu and how to get an auction that was overbid back down to reserve price. I know how to close a contract in a matter of a few days also, I even have internal Hubzu and altisource contacts that help me with all of this. I did post before that I had figured this out. There where a lot of people wanting me to tell them how. Simply put, I wasn't ready. I cracked the system and wasn't to big on sharing it knowing only I knew how to do it. I'm getting a bit tired of wholesaling know, sure I will still do some but I want to turn my attention elsewhere in real estate. How many of you would be willing to pay $15 for a webinar that teaches u everything I have figured out?
