I post my properties on Craigslist, Zillow, and Apartments.com, but use Apartments.com for credit and background checks. The potential tenant can apply directly on the platform and pay Apartments.com directly, and you get an email when the report is ready. The credit check gives you their payment/debt history from the past 24 months, and the background check gives high-level crime, previous address, etc. information.

I supplement this with a thorough interview (I'm house-hacking and will have to live with these people though), and call their previous landlords/references/roommates to confirm that what they've told me is true. Being thorough up front saves a lot of headache later on.

I am a new house-hacking landlord (~2 years of experience) and am finding my balance between being a reasonable/caring landlord and operating a business/not being taken advantage of. My tenant of ~1 year left somewhat large bleach stains on his bedroom carpet, which will need to be replaced (~$1000 quoted cost). He also did not clean the bathroom, resulting in corrosive damage to the faucet, shower handle, and drain catcher. I've only charged him to replace the drain catcher (~$8). I've been debating whether I should only charge him a partial amount for the carpet since $1000 seems excessive for what might have been an accidental spill. There was one tenant before him, so the carpet was already used, but in good condition.

For a bit of additional background information in case it helps, during his stay, he paid rent and utilities on time, was an okay tenant (just issues with cleaning and a bit rough with the house, but otherwise did not raise much fuss). I raised the rent once by $50, and I ended up asking him to move out because I wanted full owner occupation for a little while to take a break from having roommates.

Any and all advice/guidance is appreciated! I've included some pictures of the damage.
