Way to go @Steven Hershey!!! Congratulations on getting out of analysis paralysis! The first deal is the hardest, keep the momentum going and you will be the guy on the other side of the table with 400+ units before you know it!

It sounds like you are doing all the right things, educating yourself by reading. I will echo what Nicole said about getting involved with the local Real Estate Investing Meetups. There is a Meetup called Elevate Real Estate Investing that is defiantly worth your time.

Welcome to RE! There is several amazing RE meetups that meet monthly. Go to meetup.com and check them out.  I would highly recommend Elevate Investing Group's meetup. 

I agree with @Taylor L.....The meetup in Lancaster is called Elevate Investing Group and it is definitely worth your time!  They meet 2 Wednesday of the month. 

@Brandon Walker  You could buy property for 100k and live in it while doing the necessary repairs.  It sounds like you would have instant equity. You could then capture that equity by pulling out a line of credit and buy an investment property with it. 

@Andrew Sponsler  Awesome that you will be going to the meetup! It is a great group of investors and the guys that run it are top notch.

@Taylor L. The due diligence that I did was I looked at old MLS listing data sheets and spoke to as many neighbors as I could.
