ha,  Rental income is anything but passive! But I get your point - wish that wasn't the case in the eyes of the IRS. It is a lot of work to get that income.

@Brian Eastman Jumping on this thread. I have a fulltime gig with a 401k through the employer. But on the side, I buy investment properties in LLCs that all flow into a holding LLC in Wyoming. Would I be eligible for a solo 401k in that case since I am making money on the side through my rentals. I have partners in LLCs holding rentals but I am the sole owner of my Wyoming LLC.

There is dealcheck, biggerpockets calculator and they will give you the projections. You still would have to enter the information. I use a combination of this chrome extension on Zillow  https://chrome.google.com/webs...    to get quick initial cash on cash while I am checking out the listing and then if I like it I do detailed analysis with excel if I have to send it to my LPs.

@Axel Ragnarsson thats amazing. And you did this while working your W2?

@Justin Gottuso you mean FI from rental investing and not just in general from other income as well right? I think the challenge is finding those select few who are doing it with that speed. Found that rental investing is a grind :) 

@Brian Adams Sorry its a hypothetical situation and I am just trying to learn. There is not even a deal atm

Thanks I am an GP so it is 30. They get their money back with cash out refi but I am still unclear on how much equity they still own in the property
