Post: HVAC system 30years old. Should I ask seller to replace?

Won't hurt to ask! My furnace at my personal residence was installed in 1978, which is the same year my house was built. I've had to fix minor things with it the last 9 years. From my experience, the older furnaces last forever. I don't plan on changing it until it costs more to fix than replace.

I have 5 sfr rentals right now. Closing on my sixth. It's va foreclosure so it's taking a min. The couple of banks Im using don't want lend me more money right now. So, I'm looking for another bank. High 700 credit score. Can put 20 to 30 down. Would be nice to have someone include rehab costs into the total loan. Not a deal breaker. Any recommendations?

Just make sure you have at least a million dollar liability umbrella policy that covers all your properties. You should be fine with that.

I just bought a couple rent houses that I plan on renting out. Any good lease agreements to specifically use? And what other agreements should I have the tenant sign? Move in inspection forms? If I could get copies of what you veterans use, that would help a lot. Thanks.

I recently just purchased 3 houses, and I am looking at purchasing a couple more before the year is over. I am looking for a good property management software to help me manage the properties myself. Any good ones out there?  Thanks for the help!
