Heston, I sent you a direct message.  Just wanted to make sure that you got it.

Can you send me the details, we’d be interested in either purchasing it or helping you find a buyer for it. Tough to say whether finding a cash buyer or listing on the mls would better. The realtor fees definitely cut into your profit quite a bit but could potentially expose you to a bigger audience.

I will send you a direct message.

I agree with William, the MLS is hot right now and deals are far and few between. If you price the property right, you could get multiple offers. Is the property in a state where a bank couldn't lend on it? How far into the rehab have you gotten?

I'm not familiar with the requirements for a bank loan.  But, the home would probably still be considered to be livable. The kitchen and bath are still intact although definitely need updating. Most of the light fixtures in the house have been removed.  A very small piece of carpet was removed from the hallway and flooring on a back porch area has been removed.

Do you suspect that we would do better on the MLS paying agent fees or finding an invester, etc with a cash offer?

I own a property in Salt Lake City that is in need of rehab. I am unable to commit the time necessary to complete the project and need to sell it.  Where is the best place to market this type of property to cash buyers, real estate investors, flippers, developers, etc?
