What I have found helpful in my area is networking with realtors at Meetup events, sending message via the Meetup group requesting the type of realtor I am looking partner with, and gaining referrals from other investors. My partner and I just found a reliable realtor this way.

I have had very similar experiences. But network until you find the realtor that is looking to develop a business relationship long term.

Shawn, that makes perfect sense. We looked at a home near by that had all the bells and whistles and was listed at $189k. The owner of the home we are looking at believes that he should get no lower than $165k (which does not have top of the line additions and based on that comparison alone, the home is way overpriced. I think taking Jeff suggestion about the appraisal will help us arrive to a more accurate ARV.

@Jeff Copeland Thank you for that example that makes a lot of sense. This property (a duplex) would be a great buy and hold. There aren't many updates that need to be done to make it tenant ready; a couple door replacements, small bathroom fixes, and cleaning out tell unfinished basement which the owner started to make into other apartment but ran out of money. I agree that the appraisal would help a lot in this instance.

Hello All! 

My partner and I are currently looking at a property in MD and trying to calculate an accurate ARV based on our comps. There are 5 comparables; many of which were sold in the last 6 months As-is. There were a few that had significant renovations. My question is should we be looking only at homes that had top of the line renovations to get the best ARV or mixture of both?

The home has had several updates: 2 kitchens, 1 bathroom, electric, HVAC, cosmetic. But I would say they are basic level renovations.

Great post! My partner and I have been learning the industry for the past 3 months.  We've gotten to view a few properties, run some numbers, but have not put anything under contract yet. We know in order to get the houses under contract we need to understanding the exit strategies and find out how to obtain funding for purchasing and rehabs with not so great credit. At this point we have to create a consistent system and not operate out of fear.

Thank you very much Brittany and Manny!! I appreciate the encouragement and recommendations. My partner and I are apart of the real deal and BWI group. We will sign up for the realty group as well!

My partner and I have found a few good deals in the area. We are working on understanding the six exit strategies and all the information we need to gather from an owner when evaluating the property. Really ant to understand how to estimate repair cost. We have learned a lot in the last couple of months and there is so much more to learn.

There are a lot af REI groups in the Baltimore area. Search for REIA or Meetup groups. The one I think is best is the BWI Meetup. Lots of BP members from the area show up there.
