Adam, thanks for the input. It seems you might be on the right track. As a stereotypical millennial, I am drawn to the online version rather than the desktop version, but it seems that as far as Quickbooks go, desktop is better for landlords.

I have actually been using Stessa for the past two years. For a free product, it is good, but the connectivity with banks is sub-par, and there's no option for managing properties I don't own. That, plus not having a flipping side either, makes me want to find a one stop shop.

I am both a landlord (both of owned and non-owned properties) and a fix and flipper. What single accounting software is the best for me to use for both? Thanks!!
