Thanks for the feedback! This is not a "college town" area, so I didn't expect this situation.

Both families are coming into town this week, so I will be meeting with them to view the property and will likely go a lot off my gut what kind of people they are.

And if I do go forward I will certainly be using all your good suggestions for how to set things up! Thanks!

I just put my first rental property - a duplex - up for rent. I have an application in from two college age boys. One of the boys father's is the one who wants to be on the lease and be responsible for rent payments. (He lives in Florida, my rental is in Pennsylvania). He has offered to pay half the rent up front. I wanted to see what you would do with this situation? Should I require the other boys parents on the lease as well? Or should I put the boys on with the parents as co-signers? What are your thoughts - thanks?

Hi Daniel, It is nice to find someone local on here! My property is probably very close to you - it is 15 Middle St, Pomeroy. Right by 372 outside of Parksburg. I did consider Compass Property Management, but decided to give it a go managing myself first.

This is my first post on Bigger Pockets - and thanks to all you other members because I have learned a ton reading through other posts!

I am just finishing up a rehab on my first investment property, and am getting ready to list it for rent. What is the best way to set up a lease to keep tenants paying on time? I have read that some landlords give a discount if paid by the first day of the month - what is your opinion on this?

And with late fees - how much and after how many days late does this fee kick in?

Are there other essentials besides the standard stuff that I need to have on the lease?

Post: LLCs and Investor Financing

I am just starting with real estate investments, and I found a property I am interested in. I have created an LLC to hold the deed for liability protection. My questions is on financing. First, can the mortgage be in my name, and the deed under the LLC. If so do I put the deed in the LLC after the sale, and are there costs to this? Lastly, where is the best place to go for investor financing? A local bank or a mortgage broker? Thanks for your help!
