Thank you for the responses. Tyler your response prompted me to write my insurance guy (Proper) as I still haven't received a copy of the full policy that would tell me whether or not they require a rental agreement. Do you guys know how a rental agreement is handled on VRBO? I have started creating my listing and haven't run into the place where it enables you to upload a rental agreement and have it e-signed. I wish there was an instruction manual on the sequential steps to take after buying a vacation rental! Hmm maybe one of you PROs want to take that on  :O)

Hi all,

I just purchased a small condo in Destin, FL for rental purposes as well as personal use. I am in Destin now trying to get it ready to list. I have chosen VRBO because it seems to work well here. I am getting mixed advice on whether or not I need a lease for short-term renters. I would like to have both short-term and long term renters. Does anyone have a lease that I can borrow to use for a template. I'm not sure if I need one at all, and if I do, what it should include about repairs, broken items, etc.?

Wow Lucas, that is interesting only 2 have policies specifically for vacation rentals. I did choose Proper because of advice here but am shocked there aren't more offerings.

Thanks for the advice Christopher. I went with Proper Insurance (per BP recommendations) and did not get the hurricane/wind insurance. I do have lost rents up to $30k on the policy. I guess I will learn as I go along what I really need but didn't want to be under-insured right out of the shoot. They told me that nobody gets the hurricane insurance because it is so rare it is needed (3rd floor unit). I hope that was a good decision! It was a $600 difference in cost.

Hi Andy, I talked to them and connected to a guy who does strictly Florida. He is very knowledgeable and says that Proper isn't the cheapest but is the best :) I just got a quote from him. Can any of you Florida investors tell me if Hurracane/Wind insurance would even be necessary in a Destin condotel? It seems it wouldn't since we only need to cover the interior since the HOA dues cover the exterior? Wasn't sure why he quoted it.

We are closing on our first vacation rental property in Destin FL in a couple of weeks. I feel so ignorant about everything we still need to learn! I am seeking out insurance companies for the property. I have a list the realtor gave me but wonder if someone has a personal referral in this area, perhaps someone who doesn't mind educating the ignorant in the process, and someone we can continue to use as we move forward in acquiring more properties in the area?
