The way I did it is I got a rough estimate from doing the initial walk through. Really basic estimates like saying bathroom needs about 5k of work kitchen needs about 20k, etc. Put in an offer and after the offer was accepted. I sent my contractor to give me the actual estimates of what I wanted and how much it would cost. He gave it to me a couple days later. Renegotiated based on what he had estimated. If they didn't agree I would just walk away but luckily they agreed and everything worked out.

What area in Kzoo did you find these potential rentals? My rentals in kzoo do very well. Never sit more than a week when vacant and most have long term tenants because there is such a high demand for rentals at this time.

It should, I bought my first home with 3.5% down as an owner occupant a little over a year ago, now a rental. I just bought a 4-unit with 3.5% down since I'm going to live in one of the units. Not sure if the refi would change anything. For sure ask your mortgage lender.

What neighborhood in Kalamazoo are you thinking about? Kalamazoo has some good areas and some bad areas.

All 4 units and the laundry room share the same water and sewer lines. Just looking for the best way to have tenants pay for the water/sewer they use in their units.

Yup it's RUBS, it's what I use because I found individual metering for small units not practicable.
