I would highly recommend you working with a hard money lender. Bigger pockets is the best place to find one and find one that fits your needs. I suggest looking at some companies in the market place tab on BP.

Tampa has a number of greet REI meetings, Tampa REIA, Tampa Bay REIA and Suncoast REIA. All are great, I love the "Haves and Needs" portion of the Tampa REIA meetings where you can pitch the properties you have to the crowd or tell them what you're looking for as an investors.

If I'm not mistaken, I belief the tax credit for the FHA loan stopped years ago. I was under the impression that it was so applicable but I was in for a rude awakening after my fiance and I purchase our first property. I could be mistaken though.
