Yes @Matt Geerts I am under around 15K and you are right, I am going to look into hard money loan for that.

Hi guys,

I am newbie here, from Toronto and going to invest in St Catherines.

Went to a bank today and I am qualified for a higher mortgage than what in fact need, but not enough down payment (investment house they ask for 20%). What is my best option in this case? Find a hard money lender to help me with the rest is just not a good option. Find a partner or a private lender? Also, I just felt that banks are not investor friendly. When I ask him what is the seasoning time for refinance the answer was "why do you want to do that? you can only do that if the market goes up" ! I would prefer to work with someone that understands and knows what I am doing.

Thanks guys! I really appreciate your input. Sarah Larbi thanks! I'm going to accept your offer and I'll keep in touch. You are right, I should not think this is a partnership when he is not offer anything. Might as well just pay a GC for the work. I think that I was looking at this wrong because he has experience. But to be honest he is not even so motivated as I am so there's no point.

Thank you @Brian Garrett and @Andrew Johnson. I agree with you guys. I would prefer if we do a proper partnership so he will be so motivated as I am. But If he doesn't want to put any money then I will probably just pay him for the his time.

Thank you for your input Cortney. I guess you are right, because I am the one putting the money it is safer if the house is in my name.

Hi Guys,

I am going to buy a property to Flip and I just convinced a friend (who did one before and is really handy) to do a partnership with me. I have the money and he has the time, so I will finance it, find the deal, deal w lawyers, realtors and banks and he will manage the rehab process. 

The tricky part is he is more comfortable if I put the house in my name and I just pay him some amount for his work. I am not sure if this make sense, as in that case I can just hire a GC. 

I feel that if he receives some kind of percentage of the profit he will be so involved as me and fell it as his project.

This makes sense? if so, what percentage should I give him if I am putting the down payment and applying for the loan and buying the house in my name?
