Looking into purchasing a home, B type neighborhood, older well kept homes.  Occasional rental spread out here and there.  The property has a main front house 2bed1bath, and the back detached garage has been converted into a separate living 1bed1bath home.  Back house is just under 100 sq feet smaller.   Parking and storage for both is taken care of.  Now my question is, the utilities.  They are not separated, electric, water are all on one meter right now, for both homes.  So I would be doing “all bills paid” for both units.  I see a chance to make some cash flow on this property my concern is having utilities in my name, and resale value if I leave them as is.  Any thoughts or concerns in doing all bills paid?   How should I calculate?  Not many people in my area do all bill paid, should I move on to other properties because of this?   Any and all thoughts welcome.
