New to wholesaling and real estate investing but learning as I go, found a property and land to relocate the property just need to find a buyer… what is the best way to find these clients?

How do I know if a house is worth a flip or not, found some properties but good friends that are in the real estate market told me I would get screwed over on that flip so without me going to them how can I know if it’s worth it or not
