Hello,

 Curious about the possibility of getting a cashout refi on an investment property.  Is it possible to get a loan like that with just 1 year of self employed tax returns?  Can provide the 2016 tax return as someone who is self employed.  Would the loan be possible without any other documentation?  I could provide the 2015 tax return if that is required,  Or if other docs are required, what would be needed.  Thanks guys

Hey guys, 

I recently had an issue with a crack in a bathtub.  I have found someone to come take a look at it and do the fix.  Paid him when he told me work was complete and he sent some pics.  About 6 weeks later, the crack is back and this contractor is completely avoiding me.  Does anyone have any advice on how to get this situation resolved, or experienced a similar thing?  Thanks!

Hey James,

 That is great info, it will be helpful.  1 question though...what did you mean by personal financials are strong?  Because in the sentence above that you spoke of lend against the assets rather than my personal financials?  Just want to clarify so I do not get mixed up.  Thanks Cris

Thanks Shane, My credit score is pretty good 840+ and I keep no other debt other than this investment property in Central Texas.  My DTSR is .53 mostly because I started with a 20 year note.  I think a 30 year note would have been better to start with and that is what I am trying to do along with the cashout refi.  Are there lenders out there who do this type of lending to self employed?  What others factors should be accounted for from a lender standpoint do I can get ducks in a row?

Hello, I have been in the market for a cashout refi on an investment property I own.  Because I am recently a self employed by choice, I am finding it challenging to get this cashout refi loan in the conventional loan world.  Is there some advice out there from lenders who will look at a cashout refi on the merits of the investment property itself and not my own personal income?  Any help or guide map on this subject it appreciated, Cris
