Talk to a propery managment company in the area. If anyone knows it is them. Depending on your time when your ready you can possibly use a property managment company for placement. They do all the work and if you use a well known company they know how to do a through background check. Plus they have prospective tenants already looking for homes in your area. I do this and they typically charge half of a months rent here in CA. Some will place without managing monthly if you prefer to handle that. That is what I do. Best of luck!

Good morning,

I have just moved back to the Yucaipa CA area after living in NorCal for the last 3 years. Originally from SoCal and have come back to go full time into real estate and investing. I own a couple rentals and have always been interested in adding rehabs to my investment portfolio. I am very familiar with construction and the costs involved. I have remodeled several homes and built my own. I am currently licenced as an agent but am new to it and am looking to partner with a Broker that could use an agent in the field looking for properties for their investors as well as the normal assisting clients in buying and selling homes.

I am also looking for other contacts in the area. If you think I have something to offer and we could gain knowledge and make some money together I would love to hear from you.

Looking to work primarily in the Yucaipa area but am open in the entire Inland Empire.

So what would be the difference in selling shares you buy 2 months after you purchased them with your IRA?. How would that be any different than a flip? Looking into using this currently and possibly a solo K to avoid taxes. Would a day trader be excluded from using their funds? Thanks!

I have been researching this as I have a 401k from a previous job. I have been reading this book I got off BP and they have great Insite. Moving your money from a 401k to a self directed IRA gives you the ability to use your money in your account as you want and as I understand it with no need to pay tax or early withdrawl fees since you are just choosing to invest in RE and not the stockmarket. Also another called a solo K that allowed you to leverage your money to use as a down payment and finance the rest. I'm no expert and I would consult a CPA before potential loosing some of your money to Uncle Sam. Here is the link to the book. Best 19 bucks I have spent in a while. Just my opinion but if you can avoid it stay away from HOA or association. It takes away from your profit potiential for an investment and as far as I know you can not debduct the cost in your taxes. The other thing I steer clear of is melo roos.

I have never been told this by a lender and I have a conventional on an income property with an association in CA. Best of luck. Cris
