@Ned Carey I didn't claim that taxes and utilities are the only expenses. If that would have been the case then the ROI would have been +30%.

Now for the return that was stated, we factored in 30-35% expenses (10% - management fee, 5% - vacancies, 20% - utilities, taxes, insurance, repairs and others). Let’s be conservative and go with 35% expenses out of gross of $14.400, and that is $5,040 in expenses.

Net income: $14,400-$5,040=$9,360

Price is $42,000+3%(closing costs)=$43,260

ROI=$9,360/$43,260=0.2164*100=21.64%. So, we can say ROI cash on cash is 22%.

If the buyer will manage it by himself/herself, then net income is $10,560. In this case the ROI is 24.43%.

Raise the rent by 4% to $625 and then the net income is $11,160. In this case the ROI is 25.80%.

Now we said $0 repairs because both units are rented, so there are no repairs to be made in order to start having the cash flow.

Regarding financing we didn’t factor in that. Every investor has different arrangements for the interests for their money and should do their own math including the costs of money.

I have to admit that I don’t have much experience, but I’m open to learn.

Gross Income: $14,400/year (there is room to increase rent)

According to Rentometer rents in the area for a 3/1 are:

  • 60% between: $599 – $804
  • 80% between: $545 – $858

Tenants: Good tenants who pay on time.

Taxes: $428.49

Utilities expenses payed by owner: sewer - $68/month; water & garbage $137 every 3 months - total of $120/month.

Repair Estimate: $0, major repairs done 5 years ago (pipes, electrical)

All closing costs payed by the Buyer.

We are interested in some recommendations for a good training/mentoring program for investing in multifamily apartment buildings, how to do it if you are out of the state, using seller financing and raising capital from others.
