If your credit is weak maybe see if your parents would be willing to co-sign or help with the deal. If you are looking to buy a duples for 100k you're probably going to be expected to put 20k into the deal to get financed. Ive done it before by making the sellers agreement look good for the bank and bought a 295k 6 unit apt building and put no money out of my pocket at all. I dont suggest doing this on your first deal but things can happen if you make it look good. Good luck on your venture and smart move by wanting to invest at what appears to be a young age!!!

The thing is, I'm not sure If I have good credit or not. I don't even think I have credit at all since I've never paid any bills in my name. I've opened up a credit card at one point for but for some reason I decided to close it. That was before I even knew what credit was. I'm 20 years old, would it be better to get owner financing than through a bank? Thank you for your reply.

If you are looking into applying for a mortgage for your first property, I would suggest you speak with mortgage consultant  of your choice to understand where you credit/down payment  needs to be and get information into the different mortgage programs.

 Thanks, I'll try that.

Hello, I'm new to posting in these forums. I always go through these forums looking for any tips I can get but I think it would be better if I just post my situation. I'm really interested in real estate investing. I know very little but would love to learn a lot more. I live with my parents and have a minimum wage job. I was looking into buying a duplex as my first rental property. The problem is I don't know how I would get it financed or what to do. I currently only have 3k but my goal is to get to 10k before I start my real estate investing career. If I were to start now, how would I go about doing it? Any advice or tips would be appreciated, thanks!
