I agree with this totally.  I've found that there are alot of people who just want to window shop or dream . I value my time so screening is imperative from the beginning. "Either you will train your tenants or they will train you'' - John Schaub . 

Like Dawn, I was originally with GMAC before Green Tree took over the mortgage. The only problem I've encountered with them was when I switched insurance companies . I had to deal with some run around but eventually every thing got sorted out. I pay online without any issues but you can avoid a service charge by mailing the payment in.  Best of luck.

I enjoyed John Schaub's Building Weath one house at a time. Easy read and very informative . It's not a book specifically geared towards wholesaling though. It covers a wide range of real estate topics with strait forward advice.  A great newbie book which has made it onto my "favorites" bookshelf. Good luck !

I've used a havaheart trap for a similar problem  :

Worked great but chances are if you've seen one possum there are probably more. You might also end up catching other creatures which reside in the area so keep that in mind.  Cut apples as bait worked best for me. Good luck.
