Thanks so much Mitch! I never thought to get forms from other investors... Okay, so signing up for an REIA is the first thing i'm going to do!
But I don't quite understand what you mean when you say that "you need to have the legal right to market the property as the seller and enter into a contract with said end buyer", does that mean just get the contract of assignment with the seller and then make a contract with the buyer? I thought the title company tied up the loose ends with the buyer. Do you need another contract? I'm lost.

I'm just curious to see what motivates the people here to invest and to keep learning new things. I'm sure there will be lots of different reasons. My main motivation is, of course, money, but money that brings power and respect. I'm tired of being treated like a dumb kid, i want to get out there and do things...and impress people, too. :oops: I'm also motivated by how much free time I could be having and how many cool gadgets I could have. I'm sure a lot of people feel the same way, but is this enough to be inspired for the whole nine yards, or is it too shallow of a reason?
can't wait to hear what you guys have to say!

Hi! Thanks for the advice! For you, as an experienced wholesaler, do you get your contracts checked out by lawyers/attorneys (what's the difference anyway?) I've heard that it's safer that way, but is it necessary? I don't want to blow off a couple of hundred dollars if I don't need to...

If anyone knows, please help me out!

Also, does anyone know a $ amount (or an estimate) of how much it would cost to hire a lawyer to go over contracts with you?

People are saying property inspections for wholesales are a good idea, but won't ordering property inspections for every wholesale deal be expensive when they pile up? People say they go thru quite a few properties to find a good wholesale deal, but do you have to order a property inspection for every single one?

well, I thought i could just jump right in, but apparently there's a lot of prep work. How long did it take you to do your first wholesale (or any R.E. transaction)? I hope not more than a year :o

Okay, here's a more specific question, what kind of house would one wholesale? I hear that it has to be "abandoned" (looking like a piece of junk) but functional. Is that right or am I too general?

I think that wholesales would be the "type" of investing for me because i don't have a lot of money to spend. I think it would be a good place to start
