I know rents are relative for each area of the country, but do you think the office space would bring another 10%?  This would be about an extra $100.  

On the window unit - the repair budget is already significant, so I think we need to go with a $500 ac/heat window unit instead of a $2500 mini split. They are super nice though, as we just put one in an addition we added to our primary residence.  If the house has high demand because of the office space it would be something to consider down the road, or of course if we come in significantly under budget on repairs.

We're considering a property that has a very nice studio office in the backyard totaling 144 sq ft. It's about 10% of the main house's square footage so it adds quite a bit of space.  It currently is not temp controlled, but we'd be putting a window unit in for that.  Do you think this would add rental value for someone looking for office space or an extra playroom?  Our family would jump on it if we were looking to move, as we both work from home and homeschool, but my husband thinks many people would rather have the extra yard space.  Determining the rent for the main house is no problem, but backyard living spaces are not typical in our area. Thanks!

I'm looking for a local real estate attorney in the Little Rock area.  We are getting ready to purchase our 2nd rental, but the first bought with the intent to rent. We want to be sure everything is done right. 

We've tried an attorney/landlord that I found suggested in the forums multiple times and multiple ways with zero response (and his voicemail box is full). 

Does anyone have one they can recommend from experience?
