Hello,

Is it best to go conventional with 20% down on a property. The way I see it is now you have much less cash than if you go with 3% or a 3.5% down payment even though you now have a higher interest rate and PMI. Wouldn't the cash on cash ROI numbers still work out. I'm asking because say you have $50,000 to invest with the price of properties one deal could eat up the $money where as if you go with 3% or 3.5% now you have $money to invest in other properties. Thanks

Im in New Castle County and they are flipping and building new homes in my development.
Hello, My neighborhood has a lot of flips as well as new home construction going on. There is a home that was recently occupied up to a few months ago but since has been boarded up. I located the address of the owner, I think, from county records. Does anyone have a template or sample letter that I could use to send to the owner to see if they are interested in selling? Whats the next step if they show interest in selling? Contact a contractor for estimates on the fix? The property is a small 2Br/1bath bungalow with 4 rooms. I have photos of this property from Zillow, comps in this area are around $125,000. Just to be able to get my feet wet would be awesome! Ive never done anything like this before always dreamed but would like to break that barrier and go for it! Any help would be appreciated. Blessing, Dennis

Hello,

Well I'm back searching for information on REI but have no clue where to start. Like going to the beach here in the spring I was ready to dive in but could only muster the guts to put my toes in so it was back to the ole 9 to 5! Well I'm going to try again. Back at it for only a few days and already I'm starting to grasp the concept of wholesaling. Would like to flip or wholesale. I dont live in the greatest neighborhood but over the last few years people have been building new houses on vacant lots and flipping a lot of homes. I need to start from brick one on the yellow brick road, there is just too much information that my brain goes into overload mode, a mentor would be ideal but I have visited some websites and there asking thousands of dollars which I wouldn't hesitate to pay but how does one know if there legit? to get a realtor license? documentation needed? etc.
Danger, Will Robinson! Danger...Question? Has anyone taken or know of someone who has taken a course titled, Investing in Real Estate from Delaware Technical College. It's a five day course but I work full time and don't want to waste my time and money.

Hello, my name is Dennis from New Castle Delaware. I am engaged to beautiful women from Bogota Colombia we are waiting for her visa approval hopefully within the next few months. We often talk about starting a business someday so I'm thinking why not try real estate investing. I have watched a ton of house flipping shows on television, thought to myself of what it would be like to become successful at it then become financially independent. Now I know it will take some ups and downs but I'm willing to work hard at it. Before I had not the credit nor financial means to embark in Real Estate, I'm in a much better position now. I live in a development where there is a ton of house rehabbing taking place just don't know where to start! Found biggerpockets on youtube as I was watching videos about Velocity banking. Just trying to take in as much information as possible. Take Care
