@Ashley Sanchez I had a really good realtor named Nick Fitzpatrick. But what I discovered is that most of the properties over on the westside are going to need a lot of work. The one that I bought turned out needing much more that I thought it would need and I am paying for that mistake now in addition to someone tearing up my ac unit and now I have to replace the whole hvac system. But if you have the money to repair them or can get the money I think that it is a great area. I love the house I bought. Now if I could only get the house the way that I want it to be that would be great. I also found some really good young people who are understanding and love the proximity to their college and jobs.

I apologize if this is an ignorant question but what are DQ's?

@Justin Fox That counter top looks like it will withstand any tenant and looks great in my opinon. you said it is super easy. Any tutorial?

Any specific questions that I should ask when dealing with lawyers and CPA's I know they should specialize in real estate but any other things may just be based on my personal needs. I am going to do a little more research and come up with some questions for each.

@Anthony Angotti how did you find your lawyer, did you already know someone or did you just interview lawyers until you found someone you liked

Hello everyone I am just getting my feet wet with landlording and real estate investing. I am hopefully closing on my first investment around the 5th of July and I am going to do some cosmetic upgrades to the house and then start renting to students in August. 

My question is how does one find a quality CPA and a quality Lawyer. I am not too concerned with price because I know sometimes with these professional services if you try to save money you will get what you pay for. But I would like to try to cut down on the mistakes in choosing someone to do my taxes (since they are going to get a lot more complex) and someone who can help me with any legal issues and questions.

I am in Atlanta, GA so if anyone has any recommendations or referrals in Atlanta, that would be cool too.
