I live in Penn Hills adjacent to Wilkinsburg and I go through the neighborhood almost daily. Wilkinsburg is sizable and the perception is that the the entire neighborhood is a war zone. Its down but there are a lot of properties there, some of which are rough. The reason that the people who are jumping in are doing so is because of the rental market. Melanie, if you want to be a landlord, you can do it in Wilkinsburg but there will be some competition. It might be a little more comfortable for you once you're here where you can drive the neighborhood and see with your own two eyes what you want. JMHO. Good luck to you!

Thanks Jay. This came to us from our partner in Italy so we were fairly comfortable initially. But as we looked further, the POF piece, as difficult as that was going to be, was just the tip of the iceberg. So even if we had been able to overcome the POF piece, there were other aspects of the proposition wouldn't have worked for us. But thanks for the "Caution Caution Caution".

I am enjoying TurnKey Reviews and I just downloaded your e-book.....look forward to reading it. Thanks again.

My partner and I have an opportunity to attract funding in the range of $10M from a foreign investor if we are able to provide a POF letter for 10% of the amount that they are willing to put up. We don't have $100K or a bank letter that we can proof with.

Any suggestions? Thanks in advance.....thanks Bigger Pockets.

I haven't read Phil's book yet, but I have seen it advertised around the internet. I have seen a number of his videos, I receive emails from him and I like how he presents his information. He seems to know what he's talking about and he seems to be a genuine guy.

I've pretty much decided that I'm going to make an offer within my guidelines and see what happens, Steph. I'd like to have my realtor help me with it since this is my first REO deal, but I'd expect the realtor to be as be as confident and aggressive about the offer that we're making as I am about it.

One potentially good thing about this deal is that according to listing agent's information, the property was listed 345 days ago. I'm going to arrange to get inside and look it over.

I was wondering how much input does your realtor have or assistance does he/she give you in submitting your offers?

This property needs some rehab work as indicated by the description provided by the listing agent. My buyer has done some leg work since the property is in the neighborhood he lives in. Apparently he talked to a contractor familiar with the property and the repairs could be "significant". My buyer wants to see the property anyway and I'll arrange that. He might be willing to pay the bank what it wants and do the rehab work, but I wouldn't pay the asking price even at 90 cents to do the flip---I couldn't give the buyer a discount (equity going into the deal for him) and make a decent profit.
