I'm looking at acquiring my first rental property and I'm having a tough time assessing the proper expense ratio.  BP has advocated using a 50% expense estimate but I've yet to find a property that has such high expenses or cash flows well with such a high expense ratio.  Practically speaking, in analyzing properties, should a lower expense ratio be used?  Thanks.

Has anyone connected to City sewer from a private sewer system?  And if so, what is a typical range of cost, assuming that the city connection is relatively close to the park?

Since this post looks like it's been resurrected...  I've been looking at the MHP space for the past 6 months or so and am interested in jumping in.  I've been primarily looking in the Midwest but am open to other options.  If anyone is looking to partner, let me know, I'd like to discuss.
