Post: Stained Deck (Sections Look Like Crap)

Hi,

We hired a local company to bleach and stain our decks for an investment property. Our tenants reside there.  They bleached the deck a week before they stained the decks. It took them 3 days to stain the decks bc we have a lot of deck space. Day 3 of staining happened last Saturday. They wrapped up (around 2:30/3pm, started at 8:30am knowing of potential thunderstorms, took pics of the deck when they left, and it poured (weather forecast predicted thunderstorms) that evening around 7:30pm. Our tenants took pictures on Sunday and Monday (see attached photos of how the deck looks post drying. They applied two coats bc the wood is dry and it's a semi-opaque stainer. When they applied the two coats, they did both coats back to back since we didn't pay a premium for their work. 

What do you recommend we should do?

Happy Mother's Day! I'm only finding a few available rentals for this hamlet as I think many people who live here have second homes or rent out on Airbnb/VRBO etc. If I buy this property, I would only want a tenant living there for at least 12 months. Not sure if it's worth the risk of buying this home.

The contractor acknowledged damaging the wood banister when installing it to the wall but denied scratching wooden doors.

Ist time landlord :) and asides from the usual suspects lease, addendums, walkthrough,  etc etc are there any
NY specific paperwork eg lead-based paint disclosures or anti-discrimination etc I need to submit to my tenants for Orange County, NY? If so, does where would I find those docs? Thanks!
