Vacancy set at 5%, maintenance at 5%, and CapEx at 10%. So 110

The numbers as of now are: 28,000 listing. Tenant pays 550/mo. Insurance 15/mo. Taxes 31/mo. No HOA and tenant pays all utilities. Property management will be covered by my partner. P&I 120/mo.

I plan on using any profits for upgrades

Thanks, I have been on the verge of making an offer all day and I couldn't decide if the 2% rule was more of a guideline than a rule. I can't even being to describe how many varieties of numbers I ran to make it feasible.

I am new to investing and found a property that currently has tenants. It is way off on the 2% rule, between .8 and a whole percent, but when I run the numbers through the BP calculator I am getting roughly 25%+ on cash on cash return. Being that I am new, am I just running the predicted numbers wrong, or what might be the issue?

Have you had experience in renting properties in rural countryside. I am in the military and wish to rent our current house when we leave. We live in a very rural area.
