Good morning. I am in the process of trying to execute a 1031 exchange. What I am attempting to do is enter into a land sale agreement on a mobile home park with seller financing. So I would have a contract for ownership of the property and it would be recorded on the deed at the courthouse, but I would not be taking title for the property. Does this qualify? Thank you.

Hello! We are a young and growing real estate investment company based in Durham, North Carolina focused on cash flowing real estate. We own 5MM+ of assets so far, but we are on the hunt for more! We plan on growing by targeting off-market commercial deals in the Triangle, Triad and surrounding areas. We've spent the last 6 weeks building and verifying a database of hard-to-find leads (there is no list to buy!), and will be direct mailing and cold calling. What we need is a motivated, resilient, and patient person to take our acquisition campaign to their doorstep - we are looking for a "door knocker". Someone that can bond with owners, be patient, listen well, and display empathy....in person. This is not just an excellent opportunity to develop your interpersonal and sales skills, but you will have full access to the entire real estate investment process. Must have own transportation. Experience in sales or customer service industry a bonus. Hours are super flexible, but we are looking for at least 8 hours a week. Look forward to hearing from you!

Would you mind sending me whatever information you have regarding the rent roll for each apartment and the itemized expenses for this property? Also if you have an estimate on what you think the market rate is for a 2 bedroom in this area and if there are any major capex projects that would need to be undertaken upon purchasing this property (roof, HVAC, etc).
