@Cameron Porter I actually have not been searching in Ann Arbor. I'm looking more at smaller cities and metro areas in the general region, 2 hrs drive or less from A2 or Detroit.

What parts of Detroit do you like?

@Drew Sygit, wow thanks for this insight!

This quantitative understanding of the asset classes is so valuable. As a new investor, I have found it difficult to learn and understand these trends. I found it too easy to fall back on language that labels people and categorizes tenants in an unfair way, which hampers the discussion in my epxerience.

Your summary of credit profiles, property appreciation, and cashflow potential are much more useful for investment analysis. Thank you!

@Drew Sygit thank you for asking. I'd be happy to share more.

I am interested in buying a small multi-family property in the range of 4-6 units, like a fourplex or a small apartment building. I would be comfortable with student housing, or class C+ or B properties in areas with promising rental demand. I would love to make a value-add play or help a retiring owner to move on. My budget is not very large, but I have access to a short-term line of credit that I can use towards the deal in some way.

Upfront issues are: I don't have a property management background, or a construction backgroud, and I am not very familiar with any of the local markets/areas of interest. So I am trying to proceed with extreme caution and use my first deal as an education for subsequent investments.

I want to be a buy-and-hold investor in multi-family real estate (and more!), but I am blessed with an excellent full-time office job that often takes my best 40 hours out of me. I think what I need most is to meet people in this business and find those who I can trust with my investment and with whom I can share mutual benefit for a long time. For this, I plan to use my network and attend local meetups and events to help get acquainted. (Too bad that event mentioned above intereferes with my work schedule. agh!)

Hi BP,

I'm enjoying my REI journey and excited to write my first post on the forums.

I'm looking to get started investing by purchasing a fixer-upper in Fayetteville, NC. The location seems to be a strong market, is only  one state away from me, and I have some personal connections in the state whom I visit regularly. The problem is I haven't made any strong connections with real estate agents, general contractors, property managers, and lenders. I plan to get input from my personal network on this subject, and to utilize the BP pro tools, but I want to see what the BP investor network on this forum has to say.

Can anyone recommend investor-friendly Agents, GCs, PMs, or Lenders in North Carolina, or Fayetteville specifically?
