Bottom will not be in until the Feds are done raising rates and realize that they have stifled the economy and then start lowering them. IMO

If you are not too picky on granite choices you can get granite for around $25/sq ft from a granite company in Clarksville..  I believe the are World of Granite.

I would suggest a few things:

1) Have a phone app that allows calculators to work on the run

2) Possibly offer a free property management app for Pro members

3) Offer lists of nearby members so that we could actually schedule regular get togethers and exchange ideas and facts

I went thru Farm Bureau a they repped a company that was willing to cover a home under major renovation. the company is American Modern

I have a lot in IN and have a buyer that wants me to carry loan. I am looking for a Non Recourse loan form that I can fill in. Anyone have such?

Well after waiting 45 days to close to a disabled Vet, after the appraisal, and inspections, he backed out due to health concerns so I relisted on Zillow and put for sale by owner sign in front yard. Had one showing immediately and he wants wife to see it on Friday. Have 3 other appts to see home. expect to have it under contract by Friday evening.

Well a relative offered me her 2 br/1 bth home at a price I could not turn down. I started with gutting bath and kitchen. Also trashed all carpeting and exposed red oak hardwood below. I then removed interior wall separating living room from kitchen and installed supporting beam. Shortened  this wall to open up the home and added a bar top to this half wall. Ordered my new shaker cabinets from a local Mennonite. He also installed new vanity in bath. Added granite counters to kitchen, bath and bar. Relocated washer and dryer to large den from kitchen and added a pantry where they were located. Tiled backsplash in kitchen and added all new stainless steel appliances. Recoated existing tub and added marble looking tile around tub. Added high tech blower fan with speaker in bath. Added new wood floors in kitchen to match rest of hard woods. Added new carpet to den and also replaced front door and storm door. Added aluminum siding to garage and added an auto garage door opener. New lighting and faucets added throughout, all wood floors were stained in gun stock, and all interior walls were repainted with a darker gray in bedrooms and a lighter gray in common areas with a bright white trim. Sold the home in a week for full asking price and expect to close next week.

Natalie Schanne all great advice and I think I did all of those things. Sold home for full price, gave appraiser a list of improvements and she appraised at sale price.
